Terms of Service

These Terms and Conditions apply to all bookings for Wren Cottage. The Terms form the basis of the guest’s contract with the owner; please read them carefully before making a reservation. Please ensure that all members of your party are happy to comply with our Terms.


  • Accommodation dates will only be reserved when we receive payment of your deposit (or full balance in the case of bookings made within 6 weeks of the day of stay). We will confirm your booking by email. Please make sure that all the members of your party are happy to follow our terms. Failure to comply with these terms may lead to the cancellation of your stay and loss of the booking.
  • A non refundable deposit of 30% of the holiday price is payable upon booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the balance.
  • The balance is payable 6 weeks prior to arrival. Delay in paying the balance for your stay may result in the cancellation of your holiday and the forfeiture of your deposit.
  • If you wish to cancel your reservation, please notify us immediately. If you cancel your holiday more than 6 weeks before it is due to start, your deposit will be retained by us. If you cancel less than 6 weeks prior to the holiday, then the full balance remains due and is not refundable. From the date we receive notification of cancellation, your booking will become void and the dates will be advertised for reletting.
  • We recommend that guests take out appropriate travel insurance for their holiday.
  • We will not cancel your booking unless there are exceptional circumstances. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments you have made to us.
  • Wren Cottage can be booked for a maximum of 3 guests. The property is not suitable for children under the age of 12 or infants. If your party includes a child over the age of 12, they must be supervised by their parents/guardians at all times.
  • Please park in the designated parking space (marked 43) to the rear of the property.  
  • The owner or a person with the owner’s authority may need to enter the cottage during your stay to undertake essential maintenance or for inspection purposes.
  • Holidays commence at 3pm unless otherwise agreed, and guests are required to vacate the property by 10am on the date of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
  • Guests are kindly requested to leave the cottage as they would like to find it, with all furniture in its proper place, dishes washed and put away, and bins emptied. Please remove all food from the kitchen. The owners reserve the right to make a charge for any guest who leaves the house or equipment excessively dirty.
  • Smoking and vaping are not permitted anywhere at the property. Any damage caused to floors, furniture and furnishings by smoking will be charged.  
  • The use of candles, tea lights and barbecues is prohibited.
  • We do not accept dogs or other pets at Wren Cottage.
  • In making a booking, you accept responsibility for any theft, breakage or damage caused by you or any member of your party, and agree to indemnify us in full for any loss that we may incur as a result.
  • Please treat the cottage with due care so that other guests may continue to enjoy the property. In the event of damage, please let us know immediately so that we can take the appropriate action to repair or replace items. If there have been any breakages during your stay, we would be grateful if you could advise us before you leave.
  • In the event that a key to the property is lost, the owner will levy a charge of £20 for each lost key.
  • The booking is non transferable and in no circumstances can the cottage be re-let or sub-let, even if free of charge.
  • The owner shall not be liable for any temporary defect or malfunction of any of the equipment or appliance in the cottage. Occasionally due to circumstances beyond our control, things may break. We will of course endeavour to resolve any issues as soon as possible.
  • Wren Cottage is situated in a quiet residential area and out of consideration to our neighbours, we ask that no noise can be heard from outside the property after 11pm. Parties are not permitted.
  • The property may not be used for any illegal or immoral purposes.
  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the guests on the booking may impair the enjoyment, comfort or health of others.
  • Any problem or complaint which the guest may have concerning their holiday must be immediately reported directly to us, and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the guest has returned from holiday will not be considered by the owner.
  • The owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the applicant or any other person may suffer or sustain arising out of or in respect of any letting.
